my client has taken one gala for his office in v mall at kandivali. the builder who build that mall he holding 40% shares. remaining area sold. and in the management committee the builder is a chairperson. till they has no share certificate. so management has a capacity to issue share certificate or not. 2) management has a full authority to take any decision or not.
3) if there is any dues, how much charging in condominium.

PTCL ACT/BANGALORE

If you have any information for the new ruling in favour of purcahser under PTCL ACT, for the free alloted land to allottee, sold out to me after completion of 15 years of allotment restricted time, please provide me. At teh time of registration I was told that probhition period is completed and consequently transfered the land by Tehsildar and other important authorities. I am a NRI, worked whole life to earn money and invest in my beloved country INDIA. Now I am badly trapped by the sellers and pull me in teh court claiming with false alegations and suffering. Dear Experts,
may i know plz wht is mean by "Visar Pavti"
is there any standar format or wht types of wording should be included in the same.

Fact:
Because m purchsing land and before sale agreement i wnt to do visar pavti then he cnt sell tht land to other prson even others will b ready to give higher price than me.

REGISTRATION OF FLATS ALLOTED BY GROUP HOUSING SOCIETIES WITH NOIDA UTHORITY

Most Respected Sir,
I am a memebr of ushma Urja Sahkari Awas Samiti ltd., sector-62, noida.this is a cooperative housing society registered with UP Awas Vikas , Lucknow. I have been alloted a flat as original member of the society.and continue to be so.
Few days back the supreme court gave its veridct on registration of flats alloted by cooperative housing societies . The sc ruling appeared in HT few days back. It ruled that it is essential the flat owners should get their flats registered with Noida Authority and it has granted six months time without any penalty.Kindly enlightment me with the citation of the case to enable me to read the full text of the judgment.

sale deed

Dear Sir,

Its my humble request to you if you could please clarify / provide me the information regarding the following------

Sir, Could a residential floor in a residential building in a free hold property in Delhi can be sold as an independent floor if NO KITCHEN has been sanctioned by the MCD and that,

It can only be sold as a part of any other floor but not independently?


Or could you please help me out with the law / order which supports this.

construction work payment

"A" is developer of the residential plot - home site project in Gujarat and "B" agree to purchase the one plot and "A" registered a sale deed of only plot in favor of Purchaser and in this sale deed condition is Purchaser will be agree to pay a construction cost to the "A". Thereafter construction work is finish and "A" give a final bill copy of "B" and "B" has not paid a amount of Bill and says that this bill is wrong and "B" has give a notice that I m not pay a amount of bill so now my question is

1. What can i give a reply for "B" notice?
2. I registered a sale deed of plot now i stop the construction work on the said plot?
3. please send me draft copy of this type notice reply copy.
4. "A" is not given a possession of said plot?

Hi all,
My friend's father purchased a house property ad measuring 270 sq.yds in the name of my friend when he was minor in the capacity of guardian under a Notarized agreement of sale by paying entire sale consideration in the year 1987. Subsequently the father of my friend expired leaving behind his three daughters and my friend as his legal heirs.since the property stands in the name of my friend he made three portions of the aforesaid property and has executed two registered gift deeds for 40 sq.yds each in favor of his two elder sisters out of love and affection and handed over the possession to them, but he has not registered any document in favor of his third sister as her husband is not good by character but has delivered third portion consisting of 40 sq.yds to stay in as permissive possessors, and the remaining area of 135 odd sq.yds property portion he executed a registered gift deed in favor of his wife.The vendors under the agreement of sale are not disputing the possession of my friend nor the sale transaction, but to surprise of my friend his third sister without his knowledge has executed a registered gift deed in favor of her husband the portion claiming it to be ancestral property and given a new municipal number to the said portion which was not in existence at any point of time and apart the boundaries under the registered gift deed are not tallying under her occupation as a permissive possessors , and her husband in turn sold the property to third parties who recently dismantled the said portion and at present the said portion is open land and vacant, in such circumstances what are the legal remedies available to my friend to safe guard his interest and rights over the property of the said portion.Since the property purchased by his father was under agreement of sale, as on date property tax receipts were issued by the municipal authorties in the column of Owner as "PO"
