Builder after 3.5 years of new construction is asking for 50,000 as security deposit flatwise.We have 1BHK, 2BHK 3 BHK AND 4BHK flats in the building.
Pl advise at earliest.

Our society was formed with 30 flats and share certificates were issued accordingly. Now he says after 3.5 years of construction that he has committed an error and says that there are only 24 flats. He says this as he could sell top 6 floors to individuals and says this are only one flat each. His this view is due to saving maintenance expenses and insist that maintenance expenses should be distributed flatwise.
We need advise that can he reduce the number of flats in this manner to reduce maintenance bill for top six floors.
Pl help.

Our society is formed by the builder after the delay of 2.5 years.
Ours is redeveloped building and building was completed in May 2014.Earlier it was rented building.
All old tenants were accommodated and rest were sold.He has not given conveyance so far to the society. The agreement with old and new tenants is differently worded. Now he wants to retain rights of terrace and underground parking with himself. He wants all the owner to agree to this before giving conveyance.
Kindly advise what is way out.

Respected sir/mam I bought a property in 1998, i didnt get patta from the owner at that time...now i decided to sell my property...at that time only i came to know that my land is under ceiling....i have only 1204 sq ft...when i approached vao he asked me to go to ULT office...in ult office they asked me to submit an application for innocent buyer with EC , sale deed and address proof...i submited all they have asked ,then they told i will be called for verification statement....after all this i will get my land back?how many months will it take to get clearance... will govt take my land?...

I have taken a loan of Rs. 50 lakhs by giving my property on equitable mortgage to the bank. I have paid Rs. 10000 as stamp duty which is the maximum amount to be paid for stamp duty. Now I have taken an additional loan of Rs. 20 lakhs, on the same property from the same bank. Am I supposed to pay stamp duty on this 20 lakhs too, as this has been taken on the same property and in addition to the previous loan. The maximum amount of stamp duty i.e Rs. 10000 was already paid earlier for the previous loan. So my question is am I supposed to pay stamp duty again on the new loan of Rs. 20 lakhs as I have already paid the maximum amount earlier?

Hi, For a vacant approved plot purchased, the approach road is to pass through 24feet and then through 20feet. When construction plan was applied to CMDA, the officials stated that 20feet road is considered as a passage, but 24feet road has to be handed over through gift deed to corporation. This was not done by land owner at the time when this land was divided into plots and approval was received. Now the land owner is hesitant to reach out to concerned officials to perform this. As CMDA not approving on construction plan, is there a way to move forward to overcome this issue.

Dear sir...I would like to buy a house in saroornagar HYD.but that is a Notary Regd.document..if I buy that house ...is there any problems in future...
Is there any other document available like saledeed...etc...please suggest me whether I buy or not

Would appreciate if some one can elaborate the procedure to avail a duplicate OC from relevant BMC department.

Land dispute
My father purchased land in 1970,after his death (intestate) property came to my mother.we r 4 siblings.recently we have received 1b form in Telangana land survey.all of a sudden,land was mutated to another in pahani in online.when we approached MRO,they said land was already sold by our mother & elder brother in 1998 but not mutated in pahani.i have taken cc of land in sub- registrar.there is no sign of me & my two sisters.My mother died in 2003.land was sold in 1998.at the time selling me & my two sisters are majors .
1.can we file suite for partition ?
2.or cancel the sale deed.
3.Is there any time limit for these case.
what we have to do now.Plz suggest.
