Hello Sir,
I have a land in combatore, bought one plot few years before, it was layout with around 14 plots, panchayat approved. (sold by promoter)
Now as per new regulations it seems DTCP approval is mandate, even for already bought plots.
Kindly advise. (whether I can apply approval only for my plot, also whether patta is needed and other mandatory steps)
Thanks & Regards,

A part of my parents' (aged 91 and 87) property on a hill has been acquired by the NHAI near Solan HP. The ancestral property was established in 1910 along with a private road leading to the house. A major chunk of the private road is acquired and the declared compensation paid, which does not include the 10% connected to easement as per 1956 Act. What are their rights regarding access to the Highway especially as they cannot be without access even for one day as they may need medical attention at short notice. And what type of appeal can they file in which court?
Thank you very much in advance for your expert opinion.

I want to buy a property from Muslim in India. The property is buyed by his own money and he himself built it. Can his wife or children object him from selling the building to me. He is ready and willing to sell to me. He tells his wife and children will not sign the sale deed as they are willing to own the property after him. But he is interested in selling the property to me. Pls suggest weather I can buy this property without any legal battle from his family after the purchase of the property.

I want to buy a 2000 sqft plot in wagholi near kharadi eaon IT park and panchshil towers. I don't need it for investment but I see myself build my house. My questions are as follows 1) The is not N.A and it is agricultural land which comes under grampanchayat. Plot Builder says that 7/12 he will give on my name. Does that entitle me as the owner and I can build my house? 2) Is Guntewari allowed still, as I came to know that it is not legally allowed since 2001. 3) Someone told that 7/12 cannot be made for 2000sqft plot.?Does a NOC from grampanchayat suffices for building a house ? 4) I also came to knw that such plots can be regularised but I don't know the risks involved. 5) What if later such plots becomes residential zone and comes under PMC? The builder has not left utility space for common amenities. Will PMC force NA norms and it can affect existing plot holders.? Basically I am a very conservative buyer and want to play safe. This money which I want to put is for my future home and hence I don't want to take any major risks. Please advice your expert opinions. Thanks in advance !!!

Sir,
My son purchased a plot and registry action was completed and payment given to property dealers. On registery date dealer asked us that he will give registry papers to us after 2-3 days. But after one months he is not handed us papers. There are queries on this:-
a) What legal action can we take and against whom, dealer or agent.
b) What is the procedure now to optain registry papers.
c) We have checked on line and our names are there in online site showing registry details.

Concern related to flat sale deed
Dear Experts,
My concern is related to Flat Sale deed which is as below.
Recently I have completed agreement to sale of my flat now we are planning to do the sale deed of said flat.
To purchase this flat I have taken home loan which I have already cleared.
And My Bank has released no dues certificate and original document except share certificate.
Bank manager told me that this document is kept in another file due to that they missed to provide this document, But they will provide this within 7 days .
Based on other document Flat Purchaser Bank has given clearance for Sale deed, same we have scheduled it on upcoming Thursday.
Purchaser bank has issued balance amount cheque photo copy to proceed sale deed.
And asked to provide share certificate to release cheque amount.
I have doubt that my bank has misplace Share certificate
So request you to pl suggest that , is there any way to produce duplicate copy of share certificate ?
And what if share certificate process take long time and mean time cheque validity date over .
Pl suggest .
