A got into agreement with B to sell his property. The agreement states if B does not pay in time, A is at liberty to deal with his property as he wishes. Can A do a valid Gift deed when B is not coming forward to pay the sale consideration by offering return of earnest amount.

the concerned property is in Ghaziabad u.p. the said property was bought by the seller in 1957, the original sale deed is missing. now the grandson and his widow mother are selling the property. they only have house tax receipts and gda approved map (map contains the name of original buyer.. the h.tax receipts were transferred in the name of buyers son and now in the name of his widow.... there are 5 other legal alive heirs to the property...
1. can the originals be traced from registry office??
2. are house tax and gda map enough proof of ownership??
3. If all seven alive heirs sign the sale deed, claiming that there is no one else.. is it advisable to buy the property..

i want to know from the esteemed expert regarding an issue relating to one of my client, being the father of an errant son and want a solution . The father has been facing torture by his well-to-do son from a considerable time and being disgusted with the behavior of his son, he now takes a decision that he will make a declaration snapping all his relationship with his errant son .He also want that such declaration should have a lawful effect so that the father can say by means of that declaration that he (the errant son ) is no more his son from the date of declaration.
now my query before the expert is
1. whether the father can make such declaration by way of an affidavit before the lD. judicial magistrate?
2. if so what will be its effect in law especially with regard to the movable and immovable property of the father?
3 Whether the father can debar the son from inheriting the movable and immovable property of his title on the basis of such declaration on affidavit before the Ld. judicial magistrate?

Good Evening respected people.
If a couple is divorced for a year and have a property jointly registered. but now the Man wants to sell it, But his ex wife is not even interested in the property dealings. What should be done.
The property is on loan for the last 10 years, all the EMIs have been paid by the MAN, Initial Down payment by him, Taxes by him. What if the lady ask for the share, and the Man does not want to part with her as she did not contribute. but just because she is jointly registered.
Pleas advise

Dear Experts,
I need expert opinion for the below queiry:
The area is appr. 3.5 acre. The 1.5 acre registered in the name of party M, 1.2 acre land registered in the name of party p and remaining portion registered in the name of party 'H.
Basically each portion of land registered in the name of concerned parties.
They entered into partnership deed and developped the entire land jointly.
Now more than 90% sites sold as on date. Each portion of land ie., there are some unsold sites. Now each party want retain the unsold site for their personal use. Now question arises that, whether separate registration required to retain such unsold sites?
In addition to that, any legal requirements to be fulfilled?
