Car parking not included in approved plan

Hi sir,

I have decided to buy an under construction flat which they promises to be delivered by October this year ,2014.

This residential project has land area of 56 cents, but in agreement they have written as 46 cents. When enquired they said those 10 cents will be separately registered in the name of association. They also included they bought 10cents of land after building approval so cant be shown in agreement.

Those 10 cents will be used for car parking.

Can you guide me with above query. Is registering in the name of association without showing in agreement is fine?

Expecting your reply at the earliest.

ceiling land regularisation

Respected experts
I've purchased 2235 sqft land in (dtcp approved no 352/1993 & 691/88) Coimbatore for residential purpose on 25/05/2000 and the same had been registered successfully in sub registers office and i completed residence construction by February 2002 from that date I'm living in that residents and paying all taxes to the government as per law.
In the meanwhile some unfortunate incidents i tried to sell my resident at the time of selling my property i came to know that my asset was covered under land ceiling act 1978 and it could not be sold
Further i approached the concern officers to regularize my land under Tamilnadu government order no649 but the officers denied to do so and they replied me that they have received no response for my plea from the government.
Kindly inform me what can i do to regularize my land can i move to court
Please help me

Rectification in registry of property

DEAR SIR,
A LAND IS REGISTERED IN THE NAME OF MY FATHER IN 1996. THAT TIME THERE IS NO NEED THE PHYSICAL PRESENTATION OF PURCHASER. SO IN REGISTRY MY FATHER NAME IS UNNECESSARILY MENTION SURNAME.AFTER THAT IN 1999 MY FATHER IS BUILT UP THE HOUSE. SO EVERY WHERE THAT SURNAME IS MENTION BECAUSE IN REGISTRY SURNAME IS PRESENT.MY FATHER IS ALIVE AND WE LIVE WITH HIM. WHAT ARE THE METHOD TO CORRECT IN REGISTRY PAPER. IF THIS CAN NOT BE RECTIFIED ANY LOSS IS ARISE AT PRESENT OR FUTURE. ANY PROBLEM TO TRANSFER IN THAT PROPERTY AFTER IN FUTURE MY FATHER IS NO MORE.KINDLY SUGGEST ME. THANKING YOU
