Khata for my property - bangalore

Sir,

I have a property at Munnekolala (adjacent to Marathahalli) Bangalore i.e. Constructed House in 2004. I am residing in the same house. The area comes under BBMP, Mahadevapura. Area is a revenue zone and does not come under Green belt based on CDP-2015. I am a regular tax payer and holding only B-Khata. I have availed house loan from a premiere bank in 2004 based on B-khata only after they satisfied with development zone in 2004.

Currently, I am planning to improve my house for which I need help from the bank for some financial support. When I approached the bank, they cannot sanction now since I do not have A-Khata and they have instructions to sanction loan to only A-Khata holders only. Though, my salary is adequately eligible for the loan but unable to get for not having A-Khata.

As you are aware, Govt stopped taking betterment charges since year 2000 for revenue pockets and hence no A-khata for us since then. Long awaiting Akrama-Sakrama scheme is also On-hold recently due to HC direction to BDA/BBMP.

At this point, would you kindly advise the way forward on getting a A-Khata for my property please. I think getting A-khata may remain a dream if we depend on Betterment charges or Akrama-Sakrama.

Your valuable advice and direction, please.

Thanks,
Pradeep

Validity of a will by a member of hindu undivided joint inherited immovable property

The brief fact of the problem is;

An undivided Hindu family consisting of 09 (nine) members, which include two sisters, inherited an immovable property measuring 01 Bigha (one bigha)(approx)in the State of Assam and after death of their both parents the aforesaid land was mutated in the name of all legal heirs.

One of the male unmarried legal heir of the aforesaid undivided family died before partitioned of their aforesaid inherited landed property.

That before his death he executed a Registered "WILL", which is his last testament. And in the aforesaid "WILL", he mentioned that, after his death his proportionate share of the aforesaid inherited landed property shall be equally entitled by his two sisters.

Now all of the legal heirs are decided to partition their aforesaid inherited property equally.

Now my question is that,

a) Whether the aforesaid "WILL" can be legally enforceable in the eye of law and the executor of such "WILL" can obtain probate ?

b) Whether the aforesaid two sisters of the deceased can be equally entitled deceased share as per the WILL & last testament of the deceased of their inherited landed property ?

C) If so, under what provision of law ?

d) Whether two sisters of the deceased entitled any benefits from the aforesaid WILL & last testament of the deceased ?

e) if possible, please suggest me any citations in this regard.

Thanking You.

Sale of terrace

I have purchased a property in Pune, Dhanori area, having three building A, B and C. between A and B building there is 50 feet gap and it has been covered to provide parking. The roof of this parking is shared by corner flats (4 flats) of A and B apartment. Builder has approval for covered parking and have approval for flat -now what he is trying to do is open one room from each flat in these terrace and sell the terrace. He said he will include 50% of terrace area in agreement and will show the flat along with the terrace in the agreement. He is saying that since flat is approved, parking roof is approved -he can include it! Intially he was saying he will give "Right to use" fro terrace but when i questioned about its legality, he said he will include it in agreement which will clear any legal doubt!! I really liked the flat, construction quality, location -so very much keen on buying it so am seeking feedback -more so a practical one.
