One flat has 3 owners. Smt. SS & Shri. AS and the third name is of their grandchild PV. 1st and 2nd owner passed away. Their was no nomination filed with the CHS. Now mother SV of PV, who is daughter of SS & AS has filled up a form 15 and applying for the trasfer of flat in her name. As you know the form 15 has in format itself mention as "The nomination is already submitted to the society".
She has produced a photostate copy of notorized "will" jointly signed by both AS & SS. She is ready to produce the original too.
My query is how can we trasfer this flat in the name of SV as first owner and PV as second owner? Basis is only the will copy which shows two different properties are divided amongst SS & AS 's 2 daughters. And this flat is given to SV.

Will is written by her in favour of his husband for all immovable property that she had that time. Now the problem is will was written on simple watermark paper by one writer under his signature and witnessed by two persons known to him. Will is neither on stamps paper nor registered by any Govt Office or Court.
Father of my friend is alive yet.Now He want to sale the property.
The family position of my friend is, she has one step sister who is about 60 years old and married 35 years ago.
My friend are 2 sisters with same mother.
What is the authenticity of that will,How it can be utilised at the time of selling and what problems may arise in selling that property?
Please Guide me.

The actual tenant get died in July last month. She has one son who stay with her for last 30 years. They have a house within 10 km from the said house.

In what ground we can go for eviction. Please suggest us.

Will validity/revocation
According to Indian Law, is the last will written about 23 years ago is still valid? Also, can the will be revoked if its original is in the possession of one of the heirs even before the death of the person who made the will?
