Hello,
Thanks for reading this. I have a very urgent question. My grandfather had 3 sons and 2 daughters and he transferred his whole ancestral property to his 3 sons only via decree in 1972 without making the daughters as party in the decree so they had no role in that decree and it was done without their consent.
And since my father acquired property from my grandfather via a decree in 1972 he claims it to be his self earned and says that the status of this property is changed and it's not ancestral property any more and now he transferred the whole property to my two brothers leaving me and other 4 sister out of the scene without our consent. He also created a will in 2007 mentioning the whole property to be transferred to his sons only. He is still alive though.
Can I have the share in the property?
Thanks,

Sirs,
My land of 5.7 Acres situated in Chebrolu village, W.G. Dt, A.P was proposed by revenue Dept in May 2007 for land acquisition for construction of poor people housing(popularly known as Indiramma Housing)
Since, the land is situated very close to RED category industries and a GAIL gas pipeline is passing through it, I objected and a writ petition was filed in High court. The hon'ble HC given ruling in favour of me that revenue dept should not move forward without clearing objections raised by me with respect of GAIL gas pipeline.
Again during 2008, revenue dept initiated again to acquire 5.0 Acres and issued proceedings( july 2008) saying that they have reduced 0.7 acres of ROU(right of utility)from the 5.7 Acres and objections were cleared. Since I am not staying in that village and shifted my address from old, I did not received any information and revenue dept passed award during june 2009. Again, I filed a writ petition during may 2010 saying the proceedings are illegal.
The writ is pending in HC and land is in my possession. At this stage new land bill has been enacted. Now, I would like to request experts, is there any chance for me to get the benefit of 24(2) and see that lA proceedings are lapsed.

Our builder/developer has handed over the society with around 22 Lakhs deficit. They have charged us @Rs.2/- p.s.f as maintenance charge at the time of selling. Total s.f. area of the society is around 84000 s.ft. It is un-audited A/C and as per the MoM of the first AGM it is mentioned as a point that the CHS will appoint an auditor and get the A/C audited. We do not want to audit his A/C, as it may become authenticated. Now, Q 1. Are we bound to get their A/C audited? and Q 2. Why builder kept on spending even after the collected money finished, is the question in our mind? They have even charged for extra facilities they incorporated after the possesion given to most of the flat owners. Extra facilities given like boom barrier, cctv system, biometric entry system etc. Similarly they have charged for every service like plumbing, electrician, earthing expenditure etc. major charges are water tanker charges. If we remove extra charges for extra facilities provided, it is coming out to be 8-9 Lakhs only. As calculated roughly on our own. Thus in any case we will have big deficit A/C. Please advice how to go about it. Builder is considerate in nature. They have asked us to come with objections and sit together and settle the same. But we are afraid, in any case we have the deficit.

Hi Experts,
Friends mom (third wife) got married to my friends step father in the year 2008 as per Muslim customs and resides in flat which is the name of the friends step-father and his former wife (second wife). The former wife expired and had three daughters from her former husband and not from my step-father. Prior to the marriage with the former wife, the step father was already married and had 3 sons (2 sons expired) from his wife (first wife) out of the wed-lock.The step-father is serious and is hospitalized. What steps should be taken to incorporate friends mom name in the share certificate.
What legal remedy my friends mom has?

Monthly maintenance charges
A. Our's a new society, formed 3 month's back. We all have paid 2 yrs. maintenance charges to the builder at the time of registration/possession. Most of the people completed 2 yrs from the possession. But some have not. And the builder has handed over the A/C s with 22 Lakhs deficit while handing over the CHS.
Society called for Special AGM and decided/resolved to charge Rs. 3/- per s.ft. towards monthly maintenance. There were objections from the members who have not completed 2 yrs. since possession.
But CHS reminded all members that the builder has not handed over a single rupee and we have to run the society smoothly with daily business of water supply, electricity, security & maintenance of different common facilities. Every member has to pay for now and the matter of not completing 2 yrs. will be taken up separately with the builder.
When the CHS contacted builder with a proper letter and list of memebers, mentioning that some they have not completed 2 yrs. whereas, they have paid you maintenance charges for 2 complete yrs. CHS received a reply that the maintenance is not done on individual basis but society as whole. They asked us to calculate the A/C s on monthly basis and see what is left over in individual's A/C. We are yet to do it. Evenif we do it, from where we will be able to compensate them?
Question is whether the CHS was right in asking maintenance charge from even those members who have not completed 2 yrs. but paid for 2 yrs. to the builder?
2. Whether builder is right when they say that they have maintained society as a whole and not individual flat?
Because different people bought flats at different times. In fact, in our 2nd building, all have completed only 1 yr. since possession and in 1st building 30-40 % did not complete 2 yrs. Our society has 2 buildings.
B. Secondly, there are some flats vacant in the 2nd building. When we sent a maintenance bill to the builder for these vacant flats, then they have returned it by saying they will adjust in the A/C which they submitted at the time of handover. (22 Lakhs deficit).
Does the same not apply to the builder which we applied to the members who have not completed 2 yrs from possession. The builder has not paid a single rupee and we need to maintain society for daily business so all have to pay maintenance charges every month.
