Affidavit

Hello Sir,

My Father has expired 2 years ago. I am the only son staying with mother.

Yesterday, I applied for a "Shop and establishment license" with documents such as my PAN Card copy and Electricity Bill(this is in my father's name).

Now the officer there wants a Affidavit from me on a 100/- stamp paper, where it will mentioned that I am the legal heir after my father's death and since my mother is old, physically weak, i should be allowed to function on his behalf. and that my mother has No Objection to it.

Now my question is - what kind of document is this? where i'll get format for the same?
Pl guide me.

Land as mortagage

Hi,
My Father has lended some money to some x person with land as mortgage before 6years.
Now as per the bond the land is on my fathers name but owner want to take charge of that land by returning money and we also ready to give him authority of land on return of money with interest.

Problem here is that owner want to take a loan on that property with some other bank and return back money for that process he need some collateral and he want we need sign that land on his name. and once the loan process completes he will return back money once he get loan money.

As my father is no more now we need some legal document to do so.please let me know any provision for the same can i sign bond paper with him for fixed time for return of money.

Please kindly let me know way to proceed further and how can create leagal evidence for the same.

Factory permit

Hi,

Whether a factory can setup in a lease building, where the lessor got permit to construct warehouse.

If the factory get approval from inspector of factory, whether it will be legally valid

Dear Sir,

I am Keshava, we have bought a site measuring 30x40 in outskirts of Bangalore, comes under Nagarabhavi Sub Registrar office jurisdiction in 2004 and the sale deed has been registered in Dec 2004.

my query is;

'A' - is the original land owner, and sold the land (1 acre 14 gunta) with registered sale deed in Mar 2004 to
'B' - who is the layout owner, and 'B' has given GPA to 'C' (through notarized) to sell / register the sites. We have purchased the above site from GPA holder 'C'. The site is also registered in our name in village panchayat, and we are paying the necessary taxes to the site to Village panchayat from 2004.

Please advice on the below

1) Is there any problem from the above transaction.
2) shall we get bank loan to construct the house(once the area is converted into corporation, rightnow it is under village pancyayat limit).

Request your valuable advice on the above.

Society membership application

Sir,

recently i got an assignment from a Co-op. housing society. Wherein i have to check the documents and applications of membership submit by new member/s of society. as i am not well experienced, i do not know what to check in those documents. the secretary of society is very co operative and she encourage me and told me that it is not very serious work and i have to accept the opportunity.

can any one guide me that what documents and what details i have to check in the documents?

Is it advisable to buy penthouse (topfloor) in bangalore ?

Hi Sir/Madam,

I have seen one Apartement and I liked it. and it is in my Budget. But this is a penthouse (topfloor) and it is A-khatha property.

And builder told, No Plan approval and you will have to pay the penality when Govt anounces for AKRAM & SAKRAMA.

Is it advisable to buy this kind of property..?

One of our Expert members given a response to a query that Any lease agreement for a period of less than 1 years does not require registration which is valid without any registration. Could you kindly elaborate?

Any lease for a period of less than 1 year DOES NOT REQUIRE compulsory registration.

Is it compulsory to register and pay stamp duty while leasing flats in a co op hsg socity?

Is it legally binding on the society to aceept leased documents which are only registered?

Adding name in birth certificate

Hello,

I was born on 1987 in Kuniyamuthur panchayat, coimbatore. I have my birth certificate without name. kuniyamuthur panchayat is changed to corporation in the year 2011. What is the procedure to add my name in the birth certificate. When i go to kuniyamuthur panchayat office or registrar office or coimbatore corporation office no one is responding to me. No one is there to guide me regarding this. Can you please guide/Help me in this issue.
