My father and mother have expired. Their death certificates are with my uncle (my father's brother) and also he has my legal heir cerificate. He is the one who have helped me in getting it. But now he is not ready to give me the original copies. I need them for selling my father's property which is in Chennai. I am currently working in Bangalore. Please let me know how can I get those certificates for myself.

I have to give my DDA flat in Delhi on rent for two years. Can anyone tell me what is the difference between lease deed, rent agreement, leave and license agreement. Which is better from landlord's point of view? How much stamp duty is applicable for registering same and who should bear it ie landlord or tenant. Thanks.

Hello Experts,
The director of a private limited company wants to exit but the company is not in a position to return the director's loan yet. The director has offered to let the loan remain with the company with a one-sided lock in period of 5 years, where the company can repay earlier if it wants but the director cannot demand it earlier.
1) Does the director, who would be resigning from the board, need to have a token shareholding (say 1 share) in order to give a loan to the company?
2) As its a private limited company, the other directors would not be personally liable for the loan in case the company has to be wound up after losses. Are there any conditions which should be put in the exit contract to specifically mention this point, or is it obvious just by the virtue of being a pvt ltd company?

In some cases certain advocates use Court fee in lieu of Non-Judicial stamp paper of equivalent value (Rs.10) for preparing affidavits, is it tenable in the eye of law ?
