Occupational certificate of flat

dear all,

I want to purchase a resale flat located at vasai road (mumbai). the age of the property is 15 to 20 age. The onwer of the flat do not have the occupation certificate. Should i ignore this issue & buy the flat or it will create a problem for me in future if i buy this flat without OC.
Also want to know how to resolve this issue & what all document i need to take care in purchasing a flat

How to get the duplicate copy of lost FD.

Dear sir/madam,
FD is taken from SBI bank which original certificate is lost.The FD certificate's Number is known to us . Still the "Bank Officer said that one guarenter is required which is having the FD of same Amt. in that bank.The officer said after giving the mordgage of same Amt of FD certificate your duplicate FD certificate will be handed over to you.
I want to know is there any circular or law of mordgaging to get duplicate certificate ?

Property Card

I have a house in Vadodara which I bought in 2001 and after a long wait am about to get my property card.

Now the person at the Muncipal Corporation who is handling this informed that we will not get the original of the property card but a copy.

Is it true that I as original owner of the house should get only a copy and not the original.

Appreciate your expert advise.

My father expired few years ago. We are two children, there is no WILL. We would like to sell a land which is on his name, we are in agreement. Do we need succession certificate or legal heir cert to be able to sell the land ?

First Class Magistrate refuses to certify/stamp Birth Cert

First Class Magistrate refuses to certify/stamp Birth certificate issued by him.

First Class Magistrate in Gujarat has ordered the issue of a Birth cert for my late mother. The birth cert is to be used for an OCI card application for me (see http://hcilondon.in/oci.php) at Indian High Commission.

The Indian High Commission in London requirement is that post dated Birth Cert must be stamped, according to http://hcilondon.in/oci.php it says: “Post dated birth certificate from Municipality/Panchayat etc., affidavit to this effect should invariably be certified by the Indian First Class Magistrate of the area with name, stamp, seal and contact telephone numbers with area code for verification.”

The First Class Magistrate refuses to stamp the Birth Cert saying that there is no provision in law requiring him to do so. In this case, he is the same person who examined all the evidence provided before him and satisfying himself fully before ordering the Birth Cert, so there is no question that the document is not authentic. Unfortunately, the Indian High Commission will not accept the Birth Cert without the stamp as it is a post dated document.

I seem to be stuck between two hard rocks. Can anyone help to shed light on this issue?

Is there any provision or legal precedent in Indian law requiring the First Class Magistrate to certify/stamp document? If so, can you point me to the guideline or case law?

Any help would be appreciated.

Nomination

I have appointed my wife as nominee in all my investments and other insurance policies, Bank and Demat Accounts.

Is it necessary to for a nominee to submit any relationship at the time of claims?

I believe nominee can be any person even a third party can be appointed as a nominee.Because some of the insurance companies asking for succession certificate / relationship proof for nominee if relatives.

Please clarify.
