Bank lease agreement

HI
I am going to lease my building to a bank for 15 years after after due tendering. But there is concern in the market that even banks donot vacate the property on expiry of lease or before, if reqd and the matter goes in to litigation. Some people are also of the view that there is a affidavit which is to be signed by the LESSEE bank at the time of execution of LEASE DEED which binds BANKS TO vacate premises on expiration of deemed lease deed.

Can any one advise me the text or matter of such affidavit

Exhibition of documents and giving them as"Article "

We have submitted some documents in original form to assistant charity commissioner which were duly "Exhibited" in the court during evidence and cross examination....
But some documents which were from old recordof the year 2003 , were in xerox form and we submitted them as it is, in which conditions we got them in ...Those Xerox documents were given "Article" by assistant charity commissioner.....

1-what is the value of "Article" as an evidence ,,.as those are so old documents and all persons who have prepared , accepted and finalised those documenst had expired ?????
2- what is the value of any documents which is given "Article " in evidence act? ???

Cancellation of documents

My father is taking care of his two retarded sisters and his maternal uncle. This uncle(who's unmarried) had written a will stating all his property will go to my father and sisters( my father's). But this uncle registered the property in my father's name as my father had to built a house there and the property needed to b in his name for getting loan and in a span of 10 months the uncle passed away. There was a part of land(24 cents) that was my paternal grandmother's which came to my father n his sisters thru will and my father divided that among himself and his sisters. When this portion was distributed the document writer mentioned 5 cents each for his sisters and the rest for him. (Thinking he's the one going to take care of them). The uncles property and this is registered in one document. Now my father's cousin is filed a case against him saying the property is not divided equally as his sisters are retarded and had demanded to squash the document. His intention is to get the document squashed so that he will get a part of uncles property. Now I have the following doubts
1 will a registered document get squashed so easily
2 if at all it is squashed will the uncles will become active automatically
3 how should we move in order to prevent the document from getting squashed

Giftdeed cancellation

Hi Sir/Madam,
I am vijay kumar. How to cancel gift deed. Actually my grandfather(father side) gifted to my mother through partition. she gifted her share to my father in may 2007. But unfortunately my father sold to someone as sale deed (as my father thinks it is GP) in December 2007, within a month my father filed case against him as he submitted false document in register office as sale deed . In this circumstances we lost case in 2013 and he took the property with another survey no of my relatives as he don't know the property where it has. And now in January 2016 he approached taluk office to survey his correct survey no. Is there any right my mother has to cancel my fathers gift deed?
my mother taken education loan in 2004 in favour of my brother that case also went to court in 2011 and bank has my mother's passbooks. if bank auction my land what will happened?
who has exact rights on land bank(in 2004), my father(in 2007), or the one who brought my land(in 2007)?
