Valid of gpa

In 1985,land owner had given registered GPA to sold his property to 'B'.'B' had sold that property to'C' through unregistered documment.But in sale document we have not found any signature of true land owner & true owner also died.My question is
1)Whether sale of land from 'B' to 'C' is valid with out signature of true owner in sale document
2)Whether 'C' got valid title
3Is it possible for 'B' to sold the land on behalf of true owne(GPA) with out signature of true owner

Was the land sold before or after the death of land owner who has given GPA?

sir,it is before the death of land owner.since we are 2 sons of land owner & we know that sold transaction after the death of my father,we have challenged that sold property from 'B'(GPA holder) to 'C'(unregistered purchaser) in court.PLZ give suggestion & reply of above questions.

In case the property was sold to C before your father's death, nothing much can be said and done.
