urgent: REGARDING PURCHASE OF LAND.

Dear Sir,

I want to know the registry rates and value of registry.I have purchased 0.253 hecter of agriculture land and the official guideline as per collector is of rs 40 lakh per hecter but i reached to registar for determining the registry amount and he said it will be counted on the value of rs 16 lakh instead of rs 10 lakh and the percentage are as follows.
7.5% stamp duty
1% panchayat fees
1% muncipal council fees
and
5% of stanp duty as surcharge.

please help me to determine the exact amount and the value on which it is to be calculated?

on asking explanation by regsiter about the difference he said when you take the registry in parts of hecter the value increase and if it is so please guide me it is correct or not?

1-You have to Register the Land at SRO Registration value and Stamp Duty Rates

2-If you get the land Registered in parts the value of Registered Deed may be fixed at Higher rate - hector wise will be with lessor value .

3- Better get the Regd Deed on acre basis /or / Hector basis

4- Stamp Duty as fixed by the SRO only

If the land has NA potential the value is calculated per sq meters. for agricultural land there is three Tyre system.this can be negotiated and vary as you put up to registrar engage liaising agency will save substantial amount.either municipalor panchayat fees is there both at a time not charged secondly surcharge is not there its registration fees about 1%. with details you may call 9422773303
