Transfer of flat

I am having one room of 230 Sq. ft. at Kalbadevi Road on pagdi system. This room I received by way of will from my uncle who is not exist as on date. Now I want to sell this room.

My querries are
1)transfer of room will be treated as single transfer or double transfer
2)Can owner ask for double transfer fee i.e. first from my uncle to my name and second from my name to buyer's name

tenancy rights cannot be bequeathed by will .

hhas landlord transferred tenancy rights in your favour?

first get tenancy rights transferred in your name . landlord wont transfer without any consideration .

then think of selling after some time .

its a rented accommodation which can not be sold like this or otherwise conveyed by way of will.

only the owner has a right to convey the title.
