sale/transfer-- is there diffrence in sale n transfer ?

The purchaser has given me a draft of sale deed. In that draft he has mentioned This deed is in respect of "sale / transfer" of residential property i.e. plot ....
is there any hidden meaning in writing "sale/ transfer" instade of only "sale" ? If I am selling the property how i am responsible to transferring the property? purchaser should approach to city survey office / talathi to change the title or transfer the title. I am confused . Please guide. Thanks in advance and lot of points n stars wich i may give to you.

in some locations they have mentioned That the vendor hereby sale , transfer , convey all her rights titles interests and ownership in respect of the said property i.e.plot ..... description...
Now again one word convey , why this is written I am not familiar with the l eagle language please help to understand
Sale , Transfer , Convey these 3 words & my hidden responsibilities attached with the words.

There is nothing wrong if the language used in the draft copy of sale-deed is finalized. You are going to lose nothing except your sale. The use of the words mentioned in the quarry is legal and it firms the sale of the land unequivocably with all rights vested therein in your favour which definitely you are going to transfer. So far as entry of the change of the ownership in the relevant record is concerned, it is the duty of the purchaser and you are not going to undertake to get this done on your part rather the vendee has to approach the concerned authorities in this regard but your cooperation is must.

Transfer and sale are having similar value as the seller as a transferor can transfer the title of the property to the transferee, the purchaser
