Registration of document

Respected Members,

kindly give your opinion on following case:

In the there are four land owners (i.e. A,B, C, & D) and sale agreement, conveyance deed is to be register but out of four land owner one land owner is not came for registration i.e. "D" will sub-registrar will be able to register the above mentioned documents with remark of "pending signature of "D" .

It seems to be an Acadamic query but not yours. However, if one party is not atteneded to registry office for valid reasons, that party shall sign in that document and it shall be mentioned in the deed the fact that the party who signed is not available at the time of presentation and later he will execute a ratifaction deed. But only Sale, Gift and Mortgage documents can be ratified.

Signatures of seller or of his duly constituted attorney are mandatory on the sale deed.

Why D is denying to sell his share, did A, B or C find out ? Whether all of them did not agree to sell together? What is the dispute/ difference/ reason between A, B, C with D?
