Dear Sir/s,
I have purchased a propert in a registered society of Navi Mumbai in 1998, at that time I have made a simple POA in my name and later a Sale agreement also.
a year later I paid the Stamp duty, but have not got the Property registered at CIDCO or any sub registrar.
I am paying property tax in my name.
I have the Share certificate in my name.
Last year I lost the Original POA,
I subsequently made a police compalaint.
If I need to sale the Flat what documentation be done ? How can I register the Flat in my name now ?.

Legally speaking, you have no basic document in your hand necessary for effecting the sale. Though sale on POA has no value in the eyes of law but that document would have been somehow a good document.
Anyway, press upon builder/concerned authority to expedite in getting the registration sale deed executed in your favour so that on that basis, entire other documents like property tax, NOC from society etc. ay be enclosed.

Dear Sir,
I have the propert tax reciepts, Share Certificate, etc in my name and I also have the Original Sale agreement with the Stam Duty franking and stamp by the registrars office. are these not valid as a proof of ownership ?.
How can i get the the sale deed registered in my favour, as 1st Owner may not be available ?.

NEWS PAPER PUBLICATION FOR ANY OBJECTION & IT'S CERTIFICATE FROM ADV. ADDS TO UR CLAIM ON PROPERTY.
