Purchase of Residential Flat

I am going to purchase a residential flat at kolkata through bank finance. I am purchasing property for the first time.

Kindly let me know the documents, that I should verify and how; and also the precautions, that I should take.

First mention from which Bank in Kolkata you are going to apply for loan as some of the banks in Kolkata bully a lot towards its borrower.
The documents depends upon the nature of property. If you are purchasing a flat from a stand alone building then one set of title papers are required. If the same is from a big project then different set of papers are needed. So first mention the type of flat. The information regarding its location would have been more helpful to advise further.

Dear Devajyoti Sir,

The loan is to be financed by HDFC Bank.
The flat is in south kolkata near malancha cenema in Regent colony.
It is on purchased land with sanction plan G+3 appartment. Its not from a big project.

Please advise.
