poah sold property

Hello experts and good morning to all !
Sir, does property sold by poah holder in 2007 legal? can I buy that property , sale permission was granted by the collector with condition to deposit 50% amt in holders account and the same was done and sale deed was signed by poah as vendor.

On the lighter vein if it is written / construed as a word say; poha.................It is an edible dish/delicacy....

A power of attorney (PoA) is a document through which a person nominates another person to act on his behalf.
A PoA can be of two types, special power of attorney (SPA) and general power of attorney (GPA). While an SPA is used for the transfer of a specific right, a GPA authorises the holder to do whatever is deemed necessary
To growing number of properties being bought and sold using GPA, the government made it mandatory for the PoA to be registered
In October 2011, the Supreme Court (SC) interpreted it is bad in law for misuse the PoA , but statute law is now subsisting.

From the given limited facts, you can proceed.

You are going to make a deal in which considerable amount is involved. Get all the documents verified from your lawyer.

If it is POA and was valid and conferred right to sell on agent then sale deed may be valid..............

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil matters before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

Dear expert kumar doab its poah means power of attorney holder, not poha and expert please my simple question was , can I buy that property whose sale deed was signed by poah in 2007, was it permissible in 2007 to sale property by poah holder

Even now, it is permissible for the POA holder to sell property; it is only that the grant of power should not be a sham conveyance.

You can proceed if the principal was alive and POA was not terminated at the time when sale deed was signed.

Get all documents checked by your lawyer.
