Ownership of land

Dear Sir/Madam
I need advice on behalf of my friend. He belongs to Hindu family. My friends grandfather has 10 Hectors of Agriculture land. Grandfather died around 15 years before without making any will and since then the possetion of that Agriculture land is with my friend. My friend is paying lagan (Tax of Agriculture land)to government of Maharashtra since 15 years. My friend is a farmer and only depends on that Agriculture land. Grandfatehr has 2 sons, one is my friend (Elder son)and second one (younger son) who lives far away from city. Second son broke all the relation 15 years before he is rich persone though he did not take care of Grandfather in bad condition. Now suddenly second son and his sons are demanding right and also the partition in land. The land is still on name of my Grandfather and my friend is not ready to give them anything. I heard that there is a easment right and one who has possetion of land or house for more that 12 years can be a owner lagaly. What are all the legal remedies is available for my friend to have land legally with him. Please advice.

since propertyis standing in name of grandfather on his death both sons have equal right on said property . your friend has to give him 50%share of property .
property wont be transferred in name of your friend nor will he be able to sell the propery without the consent of his brother
