Uppal Bhagayat
I own Plot No. 1132 at Uppal Bhagayat, Hyderabad. 40-ft road, south-facing, 36x50 ft, HMDA layout. Well-developed area with G+3 buildings. GHMC permissions are fast. I pay vacant land tax regularly, but mutation proceedings are still pending. Who is the competent authority for mutation? Planning to sell.CH VISHNU MURTHY Rtd Executive Engineer .

If you and the seller apply for mutation jointly at the Sub-Registrar Office (SRO) during registration, it generally takes 14 to 15 days. If you apply for the mutation certificate separately post-registration, the standard processing timeline is 30 days (though it can take up to 45 days in complex cases).

What is the requirement of recording of "mutation" for the property purchased from an authority (HMDA in instant case) and intended to be sold ? I think it is wastage of money and efforts for sanction of mutation in such property since it do not affect title of the subject plot for any purpose.

If you have already applied for mutation of your property then what prevents you from following it up with the concerned authority?
You can approach GHMC for mutation and transfer of revenue records if not done yet.

Mutation do not affect / change title (ownership) of the property.
