My mother having four house and agriculture land .It was coming from her father through un registered will.

My mother is only one daughter and no sons

My mother wants to give all four houses as gift deed not as portion deed and she is not ready to give the agricultural land

It is possible the four houses can give as gift deed and except the agricultural land

Your mother is absolute owner of four houses and agriculture land so she can gift all or part of the the properties to any one.

yes she can give that in the gift without any condition and consideration of the all the houses or any part of her property to any one to whom she wishes to give
