Leasing out a mortgaged land

So, I have a land that is mortgaged to the land as security for a loan. I am now looking to lease this land out for a period of 3 years. Is this possible? Or will I run into some issues here?

I am NOT mortgaging a leased out land. I am leasing out a land of which I am the owner but have mortgaged it as a security for a loan.

Is the lessee willing? What is the stand of the mortgagee?
