Lease/rental law in maharashtra

Hi,
I have read a few articles and advises.
I would like to know the latest rules on renting of houses in Maharashtra.
Is it compulsory to Register a Rent/Lease Agreement, whether it is being rented out for less than 11 months or more.
What happens when the owner is out of station/Country. How can registration, be done,if compulsory?
Kindly advise.

1. It is mandatory to execute L&L agreement in Maharashtra, respective of the tenure of the L&L agreement.

2. L&L agreement, can be execute by Owner, his Power of Attorney holder, or his Legal Representative.
