In the Sr No.5 of Index 2 of Pune Registrar office only carpet area is mentioned. however in property details of same Index II all other areas as dry balcony, attached terrace etc are mentioned. Is the Index is legalyy acceptable ?

You can obtain a copy of the document from the Pune Registrar's Office online or offline. Compare the schedule of the property of the document. As per the document the Index.II details shall be noted and if there are any changes, put an application to the Registrar to edit the Index-II. So consult in Registrar office concerned.
