Respected Sirs
I purchased 1200 sqft residential land near Arisinakunte ( Nelamangala - Bangalore North) during March 2012. As the developer was known to me since 12 years of time, So i did not check any legalities.
Yesterday when i saw CDP plan 2015, the land registered to me falls in Green (Parks and open spaces/ sports / burial ground/ cemeteries / Burial grounds ).
My doubts are
1) How the land got registered in my name at Sub-register office during March 2012?
2) To-day i had been to stamp vendor and asked about the property hurdles. He says that still the site can be registered in another's name ( meaning Sale of plot ) but presently Khatha cannot be obtained to revenue residential layouts due to govt decision.
3) So i have options to deceive the innocent.
4) Currently I cannot ask the developer regarding genuineness of the property as very recently the developer lost his daughter in an accident.
5) Still how many people should get victimized of these registration issues. I mean govt should not encourage these kind of land use for registration and put people into dilemma.
6) Lastly if govt acquire my property can i claim for compensation or benefits from govt reaches the original land developer
Please advice me regarding the property.

Dear Mr.Narahari,
(1) It is your duty to verify the "land use" before buying the property. If registration parameters are met, the Sug-registrar shall bound to register the property. You cannot find fault with the Sub-registrar, who has registered the property.
(2) Of course, the property can be further alienated. It is your duty to obtain Legal Opinion from an Advocate well versed in property matters, before buying the property. If you to agents to save few hundreds, there is risk of loosing the property worth Lakhs.
(3) to (5) It is not the option to device the innocent, but the buyer should see the "land use" before buying the property.
(6) If the property is acquired, you are definitely entitle for compensation.
Just because the land is in Green Belt, you can seek permission for change of land use to utilize the property in the manner you like.

1. It was your duty to check all legal aspects before purchasing.
2 & 3. Ans: You may cheat other, may invite troubles for cheating other intentionally.
4) You can wait for some more time, relief is doubtful.
5) May wait till any legislation passed to make it foolproof.
6) You would be paid compensation.
