Gift deed 50% of house through poa

Hi,

I am going through a divorce and have 2 properties to split part of the process. The agreement is to take one property each of which one is in the name of my ex husband and the other is coowned by both of us.

My ex husband has agreed to part with the house that is coowned by us. But he is not in India and has only agreed to provide me a Power of Attorney.

Would the POA be enough to transfer the 50% of the house in his name to someone else's name like my sister's or dad's through gift deed?? thus the house co-owned by me and my ex husband would be later co-owned by me and my dad?? Please advice..

PoA has to be registered then only your husband can execute gift deed as desired by you

Registered POA can solve the purpose.
