Transfer of tenancy right.

I am 43 year old leaving in Mumbai in an old building. This building is more then 70 year old. Origional tenant was my Grand father. He had 3 childern my father and his 2 sisters. My father and my self are currntly leaviing in same premises. We have some legal challenges.

1) This property was a Trust property on name of Banarasilal Mansion.
2) Banrasilal has sold out this property in year 1984 to another trust name call Devendra mansion.
3) This property was auction in year 2006 by Municipalty of Mumbai as Devendra trus failed to pay all Municipal taxes on time.

My grandfather expeired in year 1984. Post that Devendra Trust were accepting cheques from us but never gave us rent receipt. We have paid our rent till 2002. Post that no body has collected cheque from us.
The person who has bought this property in acution from BMC has refused to accept our chque. He is denaying our tenancy right. He is sending bills on name of Himatlal Buch, who is my grand father but refussing to collect cheque from us.

Please suggest what should we do in this case ? Should we deposit rent in court ? Should we file case against Builder. ? My father is 80 years old now. We need direction.

send letter by regd post enclosing demand draft for rent .

if inspite of that the landlord refuses to accept rentals mak ean application for declaration that your father is a tenant . deposit rentals in court
