Read whole allotment letter/title deed carefully, and find out that there is restriction to sell in small pieces??
Moreover, even after selling 1/2 plot, building plan of that plot would not consider by development authority without paying sub division charges.

Agree with Mr.Shah.You need to check documents and approval of development authority about sanction of construction plan after division.
