regarding land mutation

Dear Sir,

my grand mother had a land in siliguri, West Bangal.she has expired few years ago, leaving four sons & two doughter.out of four sons one has already been expired.The problem is that, till date the property is in the name of my grand mother. Now kindy suggest me what is the procedure to transfer the land in her present sons & doughters name?

MOVE A MUTATION APPLICATION BEFORE MUNICIPAL CORPORATION IF IT IS HOUSE,AND IF ITS AN AGRICULTURAL LAND THEN MOVE A MUTATION APPLICATION BEFORE TEHSILDAR MAINTAINING LAND RECORDS.

as one of my uncle has already expired ,leaving his two sons in his family. What type of difficulties can be faced during mutation procedure ?
