Compensation to pagdi shop

Respected Sir,
I am planning to buy a shop which is in Pagdi system in suburbs of Mumbai. The chances are high that few feet from front area of the shop will be taken over by the municipal corporation in road widning.
The compensation for the same would definately be given either in cash or in FSI or in some other form.
The question is whether the tenant of the shop would be beneficial for the compensation or entire compensation will go to Malik of the building?
