Clarification about registration by gift document

We, Me, my father and my younger brother decided to construct new house on the plot belongs to my father. this site is earned by father by self. For the loan facility, the owenership is transferred to my brother's name through the gift document and registered. Now we wants to sell the house to other parties.
1)Are we can transfers the title to other parties?
1)What legal formalities we have do?.
2)Are my brother transfers the title to me?

conttact a local lawyer . since land is owned by your brother he will have to execute deed of conveyance in fvaour of buyer
