Tenented property - rent reciepts

I am a landlord. One of the tenent has expired 5 years back without any will or understanding. He has two sons and they have both approached me for transferring the room in their respective names immediately after his death. Both have internal issues. As there is no conclusion derived, the rent reciepts are made in the name of the deceased person only. One of the brothers makes the payments though.
What is the remedy if they don't come to any internal conclusion?
Can I stop issuing a rent reciept?
Is it legal to keep on issuing rent reciepts on the name of the deceased person?
Does change of name requires registration and payment of stamp duty etc?

issue rent receipts in name of both the legal heirs

I had read and article stating that - "There is no such thing as joint tenancy. At any point of time, there is only one tenant and therefore the heirs should decide amongst themselves as to who the inheriting tenant would be. "
I am confused please.
