according to bhoomivikas adhinium & master plan of town & country planning Dept. land / building floors uses are fixed. One of my client has differed its floor uses, like ground floor was to be used As commercial & other upper floors were to be used as residential.But he is using his upper floors also as commercial. i wanted to know about laws which protects land uses & consequences arising due to differed land use, means which laws which can be impossed on my client. what action will be preasumed by municipal corporation/ Town & country planning department.

you have to make an application to muncipal corporation for change of user . if residential premises are o be used for commerical purposes permission is must . the property taxes and other taxes will increase on permission being granted .
further permissio of society will be required

yes i do agreed with mr sethi's suggestion, the tariff of tax may be differ from residential and commercial.
