Legal rights of commercial property owners in maharashtra state

I have a commercial plot of land in Nagpur which is at present having seven(07) number of tenants. Almost all of the tenants have been on rent for an average of 8-10 years. Now i want to get the plot vacated as the rent i am receiving is not according to the present rent rates prevailing in the area. Even though they do increase the yearly rent by a mere 5% each year. I do NOT have any current lease or license agreement with them. Recently the city municipal corporation levied a heavy tax on the property (which i am incapable of paying) saying that my property is under the Corporation limit since 1965. Sir,please note that i had been paying Gram Panchayat tax since i acquired the property, till date.
I have 3 questions:
Q1) What legal rights do i have a Owner of Property?
Q2) How can i vacate my premises? How will the law be helpful to me with this matter?
Q3) Should i pay the Corporation Tax? OR What happens to the Gram Panchayat Tax that i have been paying for so many years?

are the tenants individuals or companies?

check with local lawyer whether your property falls in corporation limits.


it would be difficult for you to vacatt the tenants if they have been yourr tenants for 10 years unless it is for bonafide personal use .
