Unauthorised building

dear sir last 5 month before we finalized to buy a property and sale agreement has been signed and token advance paid and now we came to know that above building unauthorized and building plan is fake what can we do ? and seller refused to refund the advance amount please advice me

File a criminal case against the alleged seller in police under section 420 IPC.

Yes. Aproach the police and file a complaint for cheating.
