Dear Sir,
I want to know that one or two guntha(agri) open land can be registered & stamped in maharashtra sub registrar office if its value become appr.2.5 lacs.

YES YOU CAN REGISTER, WITH RESPECT TO SPECIFIC GUIDLINES FOR AGRICULTURAL LAND HAS TO BE FOLLOWED. OTHER STAMP DUTY AND REGISTRATION FEES ARE NORMAL w.r.t STATE.

It will depend on the law of agricultural land in Maharashtra. better consult a local lawyer of revenue law,in these matters law differs from state to state.
