Father acquired land in 1985. Father and son reached AGS-GPA in 2011 with a third party viz., 'X'. X registered property in the name of 'Y' in the year 8/2011. 'Y' is selling this property now. Please clarify the following:- 1. What is the validity of the period of AGS-GPA (Agreement-cum-Sale and General Power Attorney)? 2. Whether this AGS-GPA should have been registered or simply on the stamp paper is sufficient? 3. Son's children can claim share in that property? Please clarify if the son's children are majors, the what is the law? If minors what is the law? 4. Can we purchase the land from 'Y' now? Any other suggestions please?

Please put the facts in deatils and whether he is HIndu or other and when AGS GPA was executed and when was it regsitered or property registered with X the date, or with Y the date . How did the father acquired the land tenancy or what or purchsed. all is required.

Answers to Advocate Rajkumarlaxman Questions:-
1. All the persons involved belong to Hindu religion. 2. AGS-GPA was executed and it was registered during February 2011. 3. The property was not registered by father and son in the name of 'X'. X has entered into AGS-GPA with father and son and the same was registered during February 2011. 4. X registered the property to Y on 9-8-2011 (sale deed) based on the AGS-GPA entered into with the father and son during February 2011. 5. The father acquired property through sale deed (purchase)during 1985 through sale deed from a Muslim lady. 6. This Muslim lady and there other muslims males name is in the pahanies from 1961 to 1985. From 1985 onwards till July 2011 it is in the name of Father (who is a Hindu) in the pahanies. 7. whether this Muslim lady and three other muslims acquired property through purchase during 1961 or eenam land or patta land or assigned land or acquired inherited etc., are not known. HOW TO KNOW THIS FACT PLEASE SUGGEST ME.

As per you detail sale is a valid sale.

Yes, the above quoted registered deeds are legal and valid. And you can also purchase from present owner 'Y' if he is willing to sale you. And if you want to take search of back 30 yrs record of the said land , you, apply to concern revenue authorities/office and get the record of said land survey no./gut no etc. and reveal the original owners and class of land and wheather it is ancestral or self-acquired land.
