Rental due for last 6 months

Would like your professional help in getting a resolution to my below problem ,
I have leased out my premises for a leading chain of super market in cochin from 2005 for 20 years. All was fine till 2009 in terms of the rent payment . But since start of 2010, the company has stopped paying the rent and have been paying on adhoc basis.As on date the rental due is been there for last 7 months.
Can you please advise how to move forward / provide resolution in this case . The option is either they have to move out of the premises or start paying the rent on time , since i have a financial obligation basis the rental income. Pls advise

If the tenant /lessee is defaulter in paying the rent then the landlord can at any time file a suit for eviction on the ground of default of rent.

Once that is done then the tenant/lessee immediately deposit the rent to avoid the eviction. However if you do not want that tenant anymore then you can add other ground like that of reasonable requirement of the suit premises in the said suit.
