We are tenant in a premises where we are running our office [commercial] since last 35 years. There is no written agreement between us and the landlord. however we had paid him onelakh 30 years back as pugree. Now the landlord is selling the property to one person who is going to develop it. The prospective buyer has approached us and is talking about two option- taken money and leave or a block. We are yet to discuss with him. Please let us know as per the rule if we opt for money what we will get and if we opt for the block i.e office whatarea we will get and whether we have to contribute any money for construction. The subject property is in maharashtra.

You claim Office, a Commercial area, and no Flat.
You produce your Municipal Licence if Shop * Establishment. Your Electricity used for Commercial, your I Tax Rtd, and Demand Commercial Premises, or file Court Suit if he disagree.

find out market area of premises wherein you have commercial premises . how much is builder offering you ?
if offer is not substantil opr for office area in redevloped building . but cross check bonafides of builder . get agreement drafted by lawyer

Get the civil court injunction.
And then negotiate with the proposed buyer.
