Can an 18 years girl sign property Docs ?

A girl is 18 years young,her Grand Mom written a will 10 years back and has died one year back,now the girl wanna sell that property.

Is she legally entitled to sign the property documents or she can do that after the age of 21 years?

I mean to know that what is the age of maturity for signing property documents for that girl,please explain??

According to Section 3 of Indian Majority Act, 1875, Every person domiciled in India shall attain the age of majority on his completing the age of eighteen years and not before. In computing the age of any person, the day on which he was born is to be included as a whole day and he shall be deemed to have attained majority at the beginning of the eighteenth anniversary of that day.

Thus, since she being 18 years of old is a major, is fully competent to sign the sale deed. However, if the property is situated in any of the Cities, where probate of Will is necessary, then first the Will has to be probated and then only she will be in a position to effect the sale of the property in question.

The Indian Majority Act of 1875 states that every person domiciled in India shall attain the age of majority on completion of 18 years and not before. Unless a particular personal law specifies otherwise, every person domiciled in India is deemed to have attained majority upon completion of 18 years of age. However, in the case of a minor for whose person or property, or both, a guardian has been appointed or declared by any court of justice before the age of 18 years, and in case of every minor the superintendence of whose property has been assumed by the Court of Wards, age of majority will be 21 years and not 18.[1]

The answer lies in your own query.
First see whether any guardian has been appointed by the Court, only if the answer is 'YES' then the age of majority is 21. Otherwise it is 18.
In your first query, you did not mention that any guardian was appointed by the Court.
