SEC 53 of TP act deals with voidable transfers:
Any transfer of immoveable property made with an intention to defeat or delay the creditors of the transferor shall be voidable.
eg. X executes the regd., agreement of sale in favour of Y, but without executing the regd, sale deed in favour of X transfers the same property to A, is voidable.
Transfer of immoveable property to cheat ( in common language) or defeat the interest for inadequate consideration.
Transfer of immoveable without consideration.
I hope I have clarified you.
