Purchaser represented by GPA holder

My mother gave me a notarized GPA in feb-2011 to get into sale agreements and purchase property on her name.
Bought a plot in 2014. Builder executed the sale deed in which mother is purchaser represented by GPA holder i.e me.

Now when I am trying to sell, some banks are not giving loans to buyer and also document writer is doubtful if subregistrar will execute sale deed.
Khata is in the name of mother. Mother is coming to register sale deed. I am willing to be confirming party or witness as required.
What should I do now??? Why did sub registrar alow it in 2014 in first place!

Interesting in Andhra, we don't even use a notarized GPA, just use something called representative form while buying and it's not a big deal as long as actual person is coming for selling

Notarized GPA is valid in Law.if registered. Registered GPA is valid in law. Hence GPA can sell the property which would fetch good price.

If the property is registered in your mother's name in the Purchase Deed and registered with the Sub-registrar's office by paying applicable Stamp Duty, then the ownership of your mother is perfect and valid.

So long as the property stands registered with the sub-registrar's office through the Sale Deed in your Mother's name, whether you acted as notorized GPA or Registered GPA has nothing to do. It has no effect on the ownership of the property by your Mother.

People are trying to fool you so that they can reduce the price of the property.
