What is the difference between a Property Card and a 7/12 extract.

Can a person have both these documents. In case of agricultural land which document is required to be taken into consideration in Mumbai.

Property card is just lke a passbook wherein the total description of the property is duly mentioned under the signature of the local revenue authority after comparison with the revenue record and it is up to the cardholder to get it updated whereas 7/12 extracts is a document being maintained by revenue office and the same is updated at the regular intervals. In Mumbai 7/12 extract is in operation.
