Refund of money on cancellation of deed

Dear All

I hv made a deal of Rs.53.75 Lacs for purchase of residential property & out of 53.75 Lacs i hv paid in black Rs.12.75 Lacs & 40 lacs white .out of 40 Lacs i hv applied for Housing loan of Rs.35.00 Lacs now i want to cancel the deal & the seller has informed me that i will get the refund only after selling flat to other party & pl.note that whenever i hv paid black money i hv obtained signature on revenue stamp now pl.advise me how to get speedy refund from my seller pl.help
