Society formation

Hi,
I am residing in a residential complex which is about to register as society(not yet decided the type - common or federal). I want to know the pros & cons of a common society & a federal sociiety. I want to know whether the builder will have any hidden benifits of forming a federal structure of the complex, because builder is insisting us to do so. The builder is having pending work of 2 buildings which will take nearly 2 years to finish. Will he be benifited by registering a federal society?

for each building have separate society. less hassles with other members . small societies are the best .
