Transfer of property

Dear sirs,
My father-in law expired 10 months back. Now i want the mother-in law to become the legal heir of the property (one flat and a plot)owned by father-in-law. She has two daughters without any problem from their side. The property is self earned by my father -in -law.

Do we need to approach the court or it can be done in any simpler way.

Get a mutual deed of partition executed and registered.

I think not the partition but only QUIT CLAIM
DEED (a relinquishment deed )by daughters in favor of mother is the necessity.
