Pagdi receipt issue

Hi,
I have 2 rooms in south mumbai 150 sqft each and have a door joining those 2 rooms. This rooms were bought by my grandfather way back in 1960's from a tenant. At that time the names were not changed and till now we get old tenants receipt when we pay rent (pagdi) to landlord.
My question is:
1) What if our building goes for redevelopment, will we get a 1 or 2 rooms of 300 sqft?
2) As we do not have receipt on our name will we get even 300 sqft room.
3) We are 2 brothers, so if we plan to transfer each rooms to our individual names, can we claim for 2 rooms of 300 sqft.
4) What all is required to start the process of name transfer of 2 rooms on our names(brothers) and which all documents are required.
5) Our landlord is asking for 30% of charge to transfer the room. If we pay what all should we ask from him so that we can claim 2 rooms after transfer.

when did your grandfather die? who are the legal heirs of your grandfather?
the landlord will transfer rent receipts in name of legal heirs . send letter to landlord enclosing detah certificate if any of your grandfather .
who were staying with your grandfather at the time of his demise?

Thanks for the prompt reply.
My grandfather passed away in 1982, and at that time my grandmother, my father the only male child with 2 daughter who got married after the death were staying in the premises.
1) The receipt we get is still in the name of old tenant from whom my grandfather bought, so is there any law were we ask the landlord to change the receipt name to my father's name(provided NOC from all my aunts) without any money? as he is asking money for name transfer which is 30% of property.
2) Secondly, adding to this my father wants to transfer 1 room on my name and other room on my brother name as he is getting old and wants to spilt things between us and also there is a possibility of our bldg going under redevelopment so as per our knowledge if we have different names for different room, we get 2 300Sqft rooms instead of 1 300sqft room.
