I am no receiving my brokerage as the licensee is saying that the lease agreement is not registered

Sir, i am a broker and gave commercial lease permises to my client . My client has executed lease agreement signed by the owner and my client which is a trust , they have also paid stamp duty on the lease agreement . My client is occupying the said permises past over 3 months and is carring on his business. He is not giving my brokerage which run in lakhs of rupees , on the ground that the landlord has not registered the document till now .He says he will pay only if the document is registed what do i tell him or do advice rgds ..

did you discuss terms and conditions before advisng your client on commercial premises to be taken on lease.
was it reduced in writing ?
issue him a legal notice.

what is terms and conditions between you?
if in writing, check document that when payment would be made? if agreement says that after registration, so you have to wait otherwise you can take legal action.
